The scope of work included the entitlements coordination, lender coordination and support, design, and construction of a new, ground-up 200-unit multi-family development project in Colorado Springs, CO. This developer had never executed a multi-family project before nor executed a project outside of the North Texas market. The goal of this project was for this “first time” multi-family developer to prove to their lenders and investors they hired a Project Management firm that had the experience and expertise to execute an out of state project in a jurisdiction they have never worked with before and stay on schedule and budget. The logistical challenges were construction within a busy suburban block adjacent to a large 3,500-member church/private school/day care, busy retail development, business park, and 2 other multi-family projects under construction at the same time. The site is at 6,000 ‘ elevation and construction lasted over 2 winter seasons with extreme winds and temperatures. The project schedule required the delivery of the clubhouse/pool and concurrent sequential delivery of apartment buildings 45 days apart while the remaining buildings were under construction.
VMG provided project management services to manage the design, bidding, permitting, entitlements, franchise utility coordination, construction management, furniture, fixtures and equipment (FF & E), and Low Voltage/IT.
