Project Description

The scope of work included the design and construction of multiple CAPEX remodel and upgrade projects in a fully occupied luxury multi-family development in University Park, Dallas. Each building is a free-standing, 3-story cast-in-place concrete structure with a secure underground parking garage below street level. The goal of this project was to implement multiple functional and aesthetic improvement projects in order to enhance the appearance and upgrade the amenities to this very demanding tenant demographic. These projects included roof replacement, cast stone/masonry cleaning and repair, exterior painting, new outdoor kitchens, landscape upgrades, exercise equipment room upgrades, access control replacement, interior common area painting and flooring replacement/upgrades, elevator upgrades (36 elevators), masonry waterproofing and repair. The implementation of these projects required a high level of coordination with the management company and tenants to not disturb or negatively impact their access, security, noise level and highly maintained grounds.

VMG provided project management services to manage the design, bidding, permitting, entitlements, and construction management.
